Mexican Tile Renew Project at House on 47th Street in Sarasota Fl Where Tile Was Stripped, Sanded, Cleaned, and Re-Sealed. Mexican tile is not Marble, is not Ceramic tile and is not Porcelain tile. Mexican tile has no glazed finish, the only protection for the clay tile is an applied sealer and Mexican tile must be stripped, cleaned and sealed at least every 8 or 9 years, it is and always will be very labor intensive.

The Mexican tile floor at the house on 47th Street had some very bad stains and rust marks from water leaks that needed to be sanded out, down to bare tile, to get a smooth and even look. Refinishing Mexican tile is not really a DIY project, many different products are needed to properly strip off the old sealer, grease, oil and set in stains from years ago as discovered at the house on 47th Street.

Never use products like xylene to remove old sealer on Mexican tile in your DIY project. Breathing xylene vapors in small amounts can cause headache, dizziness, drowsiness, and nausea. With more serious exposure, xylene can cause sleepiness, stumbling, irregular heartbeat, fainting, or even death. It is essential to keep the A/C at a cool 70 degrees during the Mexican Tile Renew process for everything to dry properly, 2 to 3 days is recomended. Ideal for use on use on previously coated/uncoated, vertical/horizontal, interior/exterior surfaces such as: pavers, concrete, Mexican tile and unglazed tiles, brick, aggregate, natural and artificial stone, masonry and stucco. 
DO NOT USE VINEGAR TO WASH YOUR MEXICAN TILE FLOOR, IT IS AN ACID AND WILL RUIN THE TILE FINISH AND AFFECT THE GROUT COLOR PIGMENT. One of the possible reason that the Mexican tile and grout were so bad at the house on 47th Street in Sarasota was that vinegar had been used in the past to clean the floor. "No vinegar, no Mop & Glo, no Endust and no Spic and Span to clean your Mexican tile floor." Would you put any of these things on your car finish? Don't use them on your Mexican tile floor. Mexican Tile have the following characteristics: They have sandy backs. Caused by dumping the wet tile slurry into the mold on the ground to sun dry before baking. Mexican Tile can have chipped edges. Mexican Tile can have lime pops, little craters. Mexican Tile are not the same size. Mexican Tile are not the same thickness. Mexican Tile are not all flat. Mexican Tile are not all square. Mexican tile, can appear to the touch, to have a gritty surface.
Mexican Tile can have occasional cracks on the surface and has a somewhat rough texture to the touch. Mexican Tile can have animal prints. Mexican Tile are not the same color. They can vary in shading with-in the same tile. Mexican Tile are prone to alkali in the clay, to minimize problems they must be properly sealed and kept sealed with a water based acrylic sealer, multiple coats are needed.
Mexican tile is not a flat, square, perfectly machine made tile. Mexican tile is lumpy and bumpy with multiple irregularities which just adds to it's rustic old world charm. Mexican tile or Saltillo is made from clay found in the Northern Mexico area. The clay is formed into tiles, dried in the sun and then fired in kilns. Depending on the positioning of the tile in the kiln, it can range in color from yellow to red with many tiles having a mixture of those colors.

MEXICAN TILE SEALING: For your information (FYI) all you do it yourself (DIY) project managers, Mexican tile floors are not flat and perfect they are just the opposite with a lumpy, bumpy irregular surface, you can not burnish the floor with buffing pads and a floor machine, you have to use an applicator or mop to get the sealer on all parts of the tile and into the gully where the grout is. Flat, smooth, machine made tile like vinyl composition tile (VCT) which are tight fitted with no recessed grout line and butted up to each other can be burnished with a buffing pad and high speed floor machine.

While we are at the Do's and Don'ts of Mexican Tile stripping, cleaning, and sealing let's delve into Efflorescence the white spots that mysteriously appear on your tile. Mexican Tile Restoration – Saltillo Tile Restoration: Efflorescence the white spots seen on Mexican tile, comes from the back of the tile not from the top of the tile, YOU MUST STOP THE FLOW OF WATER UNDER YOUR TILE. Efflorescence is a white crystalline deposit that is composed of salts, lime and/or other minerals, see example photo above. These deposits may become visible on many types of building surfaces such as concrete, stucco, grout, masonry, brick, natural stone, clay, ceramic tile, Mexican tile and even wood. These salts and minerals are water-soluble and generally come from the ground up or where cementitious or alkali substances exist (thin set motor used to set Mexican tile).

Mexican Tile Restoration - Saltillo Tile Restoration Efflorescence, the white spots seen on Mexican tile, comes from the back of the tile not from the top of the tile. These deposits may become visible on many types of building surfaces such as concrete, stucco, grout, masonry, brick, natural stone, clay, ceramic tile, Mexican tile and even wood. These salts and minerals are water-soluble and generally come from the ground up or where contentious or alkali substances exist (thin set motor used to set Mexican tile).
 

You need to remove the source of water that gets under the tile to correct the problem. If efflorescence exists on an installed surface then strip off the sealer and rinse with an acidic cleaner, rinse with clean water, dry out and reseal. These salts and minerals are reactive to most acidic cleaners and will usually dissolve upon contact. Moisture migration follows the path of least resistance. Therefore, with dense surfaces such as ceramic tile, it is often found that the grout lines are more vulnerable to show efflorescence due to the higher concentrations of these deposits in those areas. On the other hand, Saltillo tile or Mexican tile is porous enough that moisture transmission and salt or mineral deposits can be seen throughout the entire surface.

Residual grout haze is a normal part of tiling; because grouting involves smearing grout across the tile with a rubber float, the tile is entirely covered with grout at some point and must be removed prior to sealing.
